Strategic housing land availability assessment
The Strategic Land Availability Assessment is part of our preparation and gathering
of evidence for the Local Development Framework (LDF).
We have now published
a draft report and would like your comments on both the report and the sites identified within it.
The
consultation
period officially ended on
25 April 2008 but representations received on or before 9 May 2008 will be accepted.
The
Strategic Land Availability Assessment
Government policy requires local authorities
to produce a Strategic Housing Land Availability Assessment for their housing market area that should:
- assess
land availability by identifying buildings or areas of land (including previously developed land and
Greenfield sites) that have development potential for housing, including within mixed-use developments;
- assess the likely level of housing that could be provided if unimplemented planning
permissions were brought into development;
- assess the potential level of housing
that can be provided on the identified land;
- where appropriate, evaluate past trends
in which unplanned sites (known as windfall sites) have come forward for development and estimate the
likely future implementation rate;
- identify constraints that might make a particular
site unsuitable for development;
- identify what action could be taken to overcome
constraints on particular sites.
This work builds on previous studies
and is designed to provide a more realistic and justifiable indication of capacity. It will ensure that
the new planning policies within the Local Development Framework (LDF) are based on reliable evidence
and are therefore deliverable.
