Flood risk assessments

When submitting a planning application for development, you may be required to include a Flood Risk Assessment (FRA). This depends on the nature of the proposed development and its location in relation to flood zones.

To check whether a FRA is required please visit the Piper Networking website where you can also find additional guidance on FRAs and consultation requirements with the Environment Agency. You may also find it helpful to refer to our validation checklists and matrices.

Flood Maps may be viewed at the Environment Agency’s website where a Pre Application Enquiry Form can also be found for a direct consultation with the Environment Agency. Alternatively contact Salisbury District Council for pre-application advice.

When a FRA is required, the Local Planning Authority may consider an application to be invalid or it may be refused on the grounds of inadequate information, if one is not provided. The Local Planning Authority may be required to formally consult the Environment Agency as part of the planning application process.

Government policy and guidance on flood risk is set out in Planning Policy Statement 25: Planning and Flood Risk.
